Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. Just to say - it is great except can't seem to control the temp. I'll keep trying as have only had it two months. Always have hot water, but almost burn my hands sometime. Perhaps I must make larger adjustments -

Received unit only issue unit would be left in driveway not placed on porch. Family strained and put unit inside house. My only complaint. Unit working great. Cold Air Rocks. It has been a sweat box. Good product and great price. I strongly recommend a/c unit.

I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.
