Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I would suggest comparing the 3 choices of boilers recommended. I just bought the top rated and didn't realize it didn't come with the pump as pictured. I probably would have taken the most popular second choice. Also, the relief valve was no good on my boiler so I had to purchase a new one. Otherwise it works great and was easy to install.
