I bought this unit to heat and cool an 500sq ft 2 car, garage with 14' ceiling in NJ. I insulated the garage and self installed. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. It was not getting gas to the pilot light due to the supply line from the gas cock was to tight from being stretched to far to left of the gas cock thus by moving it over a row in the burner line up the tension of the gas supply to the pilot opened enough to allow the pilot to lite.
