Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I have owned this same 400k btu unit for 8 years and it is the best purchase that I have ever made. It is used in a commercial setting and has never had a problem or service call. Reznor quality is second to none and definitely worth the extra cost.
