Away from home for the winter. Family checking our home found the problem, needed a new boiler. Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. We purchased 75,000, 120,000, 150,000, and 200,000 BTU units, 28 units in total. The 83% efficient rating helped us offset the cost of the upgrade by being eligible for a rebate from our utility.
