Installed this boiler in June 2012 - Very good documentation - Very good response from customer service when I had a question about the controls. Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. Have been replacing slant fin through out the house for years. In the past used Runtal, this time Biasi. Wish that the American houses be build with the Euro panels in the first place - heat delivery, fuel savings, aesthetics, etc. no comparison. Runtal was a bit easier to install, more obvious as to in/out connections. Biasi has much more options and the instructions are not the best. Installed it in the bonus room above our garage. About 300 sq/ft. Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. The unit is what I ordered, arrived on time slight shipping damage to the metal grill down low on the condenser unit although it didn't hit the coil I will straiten the metal because were I am installing the unit it will not be noticed. Thanks for the great service. Tom
