Checked on higher efficiency rated boilers but could not justify the much higher price. Until you make up the increase in price with the savings in fuel the unit would be 8 - 10 years old. Needed help upstairs in bedrooms. This unit has been the fix each room has its own control and this has been a good thing. Very quiet, good looking outside unit is so quiet i have to look at it to see if its on great buy thanks
